The representative in a model home works for that builder. Your own agent can compare competing communities and help you evaluate the purchase from your side of the table, rather than only the sales office’s perspective.
Compare Austin-area communities before choosing a builder
Start with your budget, commute and preferred location, then compare the actual homes available. Austin, Round Rock, Georgetown, Leander, Hutto, Kyle and Buda can offer very different purchase prices and ongoing costs. We look at the floor plan, lot, included features, HOA rules, school attendance boundaries and community location together — not just the advertised starting price.
Understand the full price of a new construction home
A base price is not necessarily your final price. Lot premiums, design selections, appliances, closing costs, taxes, insurance and HOA dues all matter. Where applicable, MUD taxes and PID assessments also affect your budget. I help you compare those details and builder incentive offers; your lender can show how different loan terms affect the payment and total borrowing cost.
Choose completed inventory or a to-be-built home
A completed home lets you inspect the finished property and pursue a closing that fits the builder and lender’s requirements. A to-be-built home may offer more choices, but construction dates can change. We discuss your lease, current home sale, financing and move date before choosing a build path, and request written confirmation of what the builder is offering.
Get support through contracts, inspections and closing
I help you compare purchase terms, communicate with the sales team and track the steps toward closing. Independent inspections can identify issues even in a brand-new home. A qualified inspector evaluates construction, a lender handles financing, and an attorney should advise on legal questions about the builder’s contract. After closing, keep the builder’s warranty documents and report issues within the stated deadlines.
Register your agent before your first model-home visit
Contact me before you visit a builder’s sales office or register online. Builder policies differ, and some require your agent to be present or named at your first contact. We can confirm the registration policy in advance. Buyer representation and compensation terms should also be agreed in writing; builder-paid compensation and incentives vary by community and transaction.
